emerging proposals

We are proposing dynamic emerging design that revitalises and reconnects the site with Camden Town. Proposed uses include:

A new cultural or leisure space, shaped by locals for everyone to enjoy

High-quality affordable and student homes with dedicated entrances on Arlington Road

Welcoming retail, food and beverage spaces to complement the vibrant Inverness Street just outside

Retail or café entrance to welcome students and visitors

Cycle storage and laundry facilities
for residents

A NEW CULTURAL or LEISURE SPACE

A reimagined cultural or leisure space that respects the site’s heritage and restores the iconic Parkway frontage.

The space is flexible in scale and could be used in different ways, for example:

A music or performance venue with capacity for up to 500 people

A more intimate, multi-use space, or immersive experience space with seating for around 150 people

What would you like to see? What’s missing in Camden Town?

AFFORDABLE HOUSING

Approximately 50 high-quality affordable homes will:

Be inspired by neighbouring residential buildings

Be dual-aspect for better light and ventilation

Include family-size options (3 and 4 bedrooms)

Feature a communal courtyard, internal play areas, and welcoming front doors and gardens on Arlington Road

STUDENT ACCOMMODATION

The design for the approximately 250 high-quality student homes will:

Take inspiration from Camden’s experimental style and surrounding industrial buildings

Transform a blank brick wall into a lightweight, contemporary metal façade

Face the existing Inverness Street Market, bringing more activity and energy to the street

Responsible sustainability

We’re committed to designing a low-carbon, futureproofed development that reflects Camden’s values. Proposed sustainability initiatives include:

Reducing waste by reusing and recycling materials wherever possible during any demolition.

Going beyond the GLA’s carbon benchmark for residential development and meeting UK Net Zero Carbon Buildings Standard.

Incorporating water-saving and flood management techniques such as blue roofs to manage stormwater, as well as efficient fixtures on taps and toilet to reuse water and reduce waste where possible.

Saving energy through smart building design, insulation, and the use of renewable energy resources such as solar panels to make the building operate more efficiently.

Supporting biodiversity through careful plant selection and meeting targets set by Council and the GLA.

Designed to a high standard, targeting BREEAM ‘Excellent’ for the student accommodation and cultural leisure space.
